Condo News and Unexpected Windfall

So I wrote back in March that we were condo hunting.  It's been official for awhile now, but yes we're buying a condo!  We're set to close title in mid-June.  I've been busy taking care of the legal work for the purchase - attorney review, home inspection contingency negotiations, etc.

Now it just so happens that the situation has been working incredibly in our favor.  My lease isn't up until the end of the year and the BF's lease is over in September/October.  It turns out that the sellers are building a new house which isn't slated to be finished until end of August.  So they asked if we would do a use and occupancy agreement to let them stay at the condo after the closing when the BF becomes the legal owner.  I decided to play a little hardball while we figured out what we wanted to do, then the sellers said they would pay $3500/month if we agreed to the use and occupancy.  Their offer is WAY more than the fair rental market value for the condo!  Needless to say, this means we will be making some money off the condo already!  By already, I mean that we plan to use this condo as a rental investment property after 5 years or so, when we want to upgrade to a bigger home.

What to do with this unexpected windfall?  It's still a nice sum of money after paying off the monthly maintenance and property taxes for the sellers' occupancy period.  We're thinking of using some of the money to buy plane tickets for the BF's parents to come visit and treat them while they are here.  The rest of the money will be divvied up between my loans and furniture.

The condo is a 2 bdroom, 2 bathroom apartment with a balcony, on the 14th floor of a doorman building.  What hooked us were the lovely renovations done by the sellers.  It's very commutable to the city for the BF to get to work and for us to meet our friends on the weekends.  More info to come later. :)

Spinach and Bacon Quiche

For brunch on Sunday, I decided to try my hand at a spinach and bacon quiche. This recipe, from Paula Deen, was delicious and surprisingly filling.  Healthy spinach + crispy fatty bacon = success!


Spinach and Bacon Quiche

6 eggs
1 & 1/2 cups heavy cream
Salt & pepper
2 cups of baby spinach, chopped
6 slices of bacon
1 & 1/2 cups shredded Swiss cheese
9 inch pre-made pie crust

1.  Cook slices of bacon until crispy.

2.  Meanwhile, chop the baby spinach and set aside.

3.  Preheat the oven to 375 degrees.

4.  Chop the bacon into crumbled bits.

5.  Combine eggs and heavy cream in a mixing bowl.  Season with salt and pepper.

6.  Layer the spinach, the Swiss cheese, and the crumbled bacon (in that order) on the bottom of the 9 inch aluminum pan with pie crust.

7.  Pour the eggs and cream mixture on top until filled.

8.  Bake for 35 to 45 minutes.  Check that the quiche is solid and not still gooey inside.

P.S. - A graham pie crust added (unnecessary) sweetness to the quiche.  Keep this in mind when you choose your pie crust, depending on your personal preferences.

2nd Quarter (2Q) Goals

 Time to set my 2Q goals.

1. Dip below 95k for total balance of loans.

I think this is totally doable, right now my loans is approximately 96k or 97k.

2. Clean out secondary Gmail inbox and get rid of Hotmail account.

Previously failed, time to try again.

3. Use Clarisonic every morning, put on make-up, jewelry and perfume.

If I wasn't always so darn groggy in the morning, this would be as simple as brushing my teeth.

4. Renew job application efforts and get an interview.

I can't lose track of the most important goal and get distracted by all my side happenings.

5. Start running on weekends to get into shape.

It's finally spring.  Running is free!

6. Learn how to cook more dishes from my culture.

I'm kind of tired of cooking pasta.  Need to spice things up in the kitchen!  Hehe.

7. Write at least one post per week for Glamour Gratis (and publish it).

I've seriously let my blog baby suffer from all my diversions.

Overall, I'm glad for this warmer weather.  I'm tired of wearing sweaters and boots.  Also I've been in nesting mode, eager to prepare for the new condo even though move-in wouldn't be until close to the fall.  :)

Status of 2013 First Quarter Goals (1Q)

 Time to see how I did with 1Q goals and make new ones for the second quarter.

1. Morning routine - use Clarisonic, put on make-up, jewelry and perfume.  FAIL

2. Go home add more items to eBay inventory of items to sell, e.g. take pictures. SUCCESS

3. Find a higher paying freelance writing position. FAIL

4. Keep on applying to jobs and get an interview. FAIL

5. Rebuild savings account to $1000. SUCCESS

6. Clean out secondary Gmail inbox and get rid of Hotmail account. FAIL

7. Learn how to use Nikon DLSR camera and start blogging. IN PROGRESS

So much has been going on that I haven't had time to apply to legal jobs or writing positions.  I did get an invitation to write for a somewhat renown site (notorious, at times) and one article has been published thus far.  But it's unpaid and I only signed up as a resume booster.

Off to L.A. this Friday for a wedding.  I do really miss being able to take a real vacation!  With a few huge life events happening this year though (i.e. spendy), we decided to forgo taking any personal trips until next year.  Oh, the sacrifices we must make for financial priorities!
